Schlotzsky’s restaurant is a premium deli franchise focusing on made-to-order sandwiches, but also offering pizza and salads. The company originally started in 1971 and today has locations in 25 different states.
Customers & Location – Savannah, GA is the third largest metropolitan area in Georgia with a population of close to 400,000. In addition to the population, the city boasts a large tourism industry and saw an estimated 14.8 million visitors in 2019. The metropolitan population and tourism numbers alone make for an ideal market for the business and with no other Scholtzsky’s locations within 100 miles it’s a perfect expansion location that will not infringe on the business of other Schlotzsky’s restaurants. The city also boasts a vibrant and easily walkable downtown that caters to the large number of tourists the city sees, and although there are many restaurants in this area, there are few other franchise restaurants. The likely direct competition would be Subway and Jimmy John’s, which are the only other sandwich shops in the downtown area. The sizeable population combined with the large tourism industry makes this the perfect location for Schlotzsky’s newest franchise location.
Start-Up To make this franchise location a reality I require nothing for investment, but would require $600,000 in start-up cost, though as a qualified veteran I would receive a $10,000 discount off the initial franchise fee. Despite this veteran incentive from the company, I still require investors to make this franchising opportunity a reality.
Marketing – As part of a successful national chain, the local franchise location would benefit from national corporate advertising campaigns that would help promote the restaurant. Additionally, despite there being no Schlotzsky’s location within 100 miles of Savannah, there are 20 other cities within Georgia that have franchise locations meaning there is already public awareness of what the restaurant is, but no direct competition in the new proposed location.
Trends Savannah was recently ranked fourth for “Best U.S. Cities” by Travel & Leisure Magazine and has been experiencing a boon in its economy with defense, aerospace, tourism, healthcare, and education all providing substantial growth to the city and economy. The citys deepwater seaport is also home to the largest single-terminal container facility of its kind in North America, and the fourth busiest container handling facilities in the United States, encompassing more than 1,200 acres and moving millions of tons of containerized cargo annually. With the growing transportation and shipping industry this huge assets is likely to continue driving economic growth in the region bringing more business and people to the area making Savannah a market to invest in.

Customers and Location: The franchise Im picking is called Fresh Coat. They provide residential and commercial painting and disinfection services for home and business owners. I think the perfect place to invest in this franchise would be where I currently live, Derby, Kansas. The town is a suburb of Wichita, Kansas, and is directly south of McConnell AFB. Its a growing town of over 25k residences, with a growth of 0.93% annually. Most of the area is populated with home owners that range for houses built in the 1940s to 2021. It also has a significant commercial sector as well, with big companies like Dillons, Target, Walmart, and Lowes. With to large number of residential homes, and business, a painting and cleaning company would do very well here. Most of the painting services are local contractors and theres no other big business companies here that can do both.
Marketing: Commercial zoning is exploding in Derby. Rock road is a major four lane road that runs North and South through the center of town. Once was open farm land has turn into retail stores, chain restaurants, auto repair, and more. By placing the business directly off this street, every commuter travelling to Wichita and McConnell AFB, has to pass by. Marketing will be simple with just the business being there, but the town has a strong business community and the town issues a business magazine to every residence monthly. The company can have an ad put into this magazine.
Investing: Start up cost is nothing, but total investment is $54k-$77K. This is very little, and Fresh Coat reported that home owners spend roughly $6,649 a year on painting their homes. The company also reported that gross revenue is over $600k and year. You can start this company with a few painters, a couple of vans/trucks, and an office.
Trends/Reason why: Painters are always going to be in demand. Speaking for myself, I hate painting. Its very messy, and one wrong move, and you can do a poor job that takes you all week to try to do. Why not hire a professional team dedicated to painting your house or business right the first time? Also, the company is a disinfection service. That means you can also provide an additional service to clean buildings from mold or to prevent viruss like COVID-19. The time is perfect for a company like this and I hope I convinced you to invest. Thank you.

Now that I have identified the aircraft that I would like to purchase, I would first determine who owns the aircraft by searching both the FAA Aircraft Registry and the International Registry to determine existing ownership and other legal interests. The registry would reveal who owns the aircraft and show all recorded security interests outstanding against the aircraft. Another method would be to use private companies like Aircraft Owners and Pilot Association (AOPA), who would perform a title search for a fee and quickly provide a written report on the aircraft ownership and outstanding recorded security interest. They as well back up their report with title insurance protecting error in their report which is an advantage compared to doing it yourself. To determine the condition of the aircraft I should hire an aircraft mechanic to perform a pre-purchase inspection. The mechanic should be someone that I trust and has an excellent reputation and should not have relations with the seller. A mechanic with an airframe and powerplant (A&P), Inspection Authorization (IA), and special experience with the particular make and model of aircraft that I would be purchasing.
Scenario 3 – Could you legally rent or lease your aircraft to him, then have him hire you part-time to fly it? Explain.
I can not legally rent or lease my aircraft and have him hire me part-time to fly because the FAA scrutinizes wet lease. Pilots do this to avoid the requirement of 14 CFR Parts 135 and 121. Since he wanted to lease the aircraft and hire me as a pilot it would then be considered a charter because both are provided by the same source and are not considered a lease. So that the operation could not legally be conducted under the General Operating and Flight Rules of 14 CFR Part 91. Alternatively, if the person who hires me provides me with an aircraft I would be able to fly him on business trips.

Scenario 3 – The aircraft cannot be rented or leased with crew provided, this would be called a wet lease and is considered a charter. Charter operations require they be flown under part 135 or 121. Another option would be for him to pursue would be to look into fractional ownership.

What is the speaker’s point of view about the topic? Is the speaker biased?
In the video, Make the World Greta Again a 15-year-old girl started protesting and trying to warn people that climate change is coming. People who have the higher power are not doing anything about it. I think that the speaker is biased because in the video it never gives the opposing view.
What ethical issues and ethical reasoning are argued?
The main issue argued is there is no environmental justice. The government is not doing anything to help the future of the planet. It is our responsibility to leave the planet in a healthy state for generations to come. Politics became involved because many people protested. Some people see our environment as only an instrumental value when it should be an intrinsic value.
Do you think that environmental issues have moral and ethical implications? Why or why not?
I do think that environmental issues have moral and ethical implications because if it something that we can change, and it is affecting where we live then we should come together and make the world better. If the environment gets any worse there might not be much to leave behind for generations to come.

I think that everyone must play their part in keeping the planet clean and should be aware of the consequences that follow if we do not do something now. The video I watched this week was “A Simple and Smart Way to Fix Climate Change Dan Miller”
What is the speaker’s point of view about the topic? Is the speaker biased?
Mr. Miller’s point of view is that something needs to be addressed about climate change even more right now, and we do not have time to wait around. He gives the example of “The sea level rising 10 feet” and he also gives video clips in his speech to help get the viewer’s attention. Mr. Miller is definitely biased towards climate change as he wants to clearly make his stance, and rather have a statement about global warming than an open discussion for others to debate because he does not think there is any other reason than global warming he presented.
What ethical issues and ethical reasoning are argued?
Ecocentric Ethics are argued in this. With the main argument with ecocentric ethics being that things such as wildlife, water and other things we have on earth should be preserved and protected and not trashed. This goes back to making sure the air is clean and healthy, the water is good, and the wilderness is also good. This ensures we have a planet and a system that is good for our next generation of humans and other walks of life.

Yes, I think there are moral duties for everyone, I think each person though might think a little different about each thing, but I think overall there’s a responsibility to leave the search as we found it or better for the next generation so that they can enjoy the great thing we got, and then they could do the same. But if we end up trashing things, no one else gets to enjoy all of the great things we got to, and it just ends. It also isn’t just human life, but others creatures too such as fish, deer, bears, and all types of wildlife.

I agree with some of the speaker’s points of view, but others I do not agree with. I think some of his information was very useful and interesting, but I thought some of his opinions and comments were not very good, nor did it really give a solid argument. I think the point of potential climate tipping was vague because he was not sure about it, but he decided to suggest it without having any information to back up his point. I think when he did this, he lost some credibility from me about what he had to say about the rest of his speech. I do think he did a good job bringing things into his speech, such as the lion eating your brother last week, by bringing the lion scenario into the speech, he implemented some simple language so that it was easy for people to follow. However, I disagree with his fee and dividend policy, when you have a fee for C02 for example, as it just continues to rise over time impacting food, and anything that depends on fossil fuel, and then the government just distributes the money they collect, and then you and everyone else uses that money to buy more efficient things for the environment. I personally think this is horrible because I see this as another tax and way to control people, and not use the money correctly like many government programs out there. I also think another issue with this is that people would not use the money to buy more efficient things, and would just spend it on whatever they wish, this relativism plays into my everyday life because of how I grew up and how I personally think, that is less government control. As I think you should have the freedom to choose if you want to buy something or not buy something, and you shouldn’t be forced into buying something just from a program from the government. I also believe in less tax overall, so I have a serious issue with this concept.

John Kerry says US and China’s differences on human rights shouldn’t get in way of fighting climate change
In this article, John Kerry, US President Biden’s climate envoy, said that the US and China’s fight against climate change should not be hindered by their differences in human rights. John Kerry acknowledged that climate change was a strong enough imperative for all countries and that it would not be beneficial to any side if the other party is not keen on working together. He also states that the differences in human rights are not the only differences that the two countries have citing things like geostrategic interests, economic, cyber rules, etc. However, none of these precedes the criticality of climate change, and managed to successfully negotiate with them.
This closely relates to this week’s course materials as it talks about the state of climate change in the world. The article concludes that climate change is in fact a critical matter that countries should not take likely. The article also shows that China contributes 30% of the world’s emissions and is all the more reason why the US wants to work closely with them to resolve this issue. The ethical problem revolving around this topic and article is whether or not these two countries are able to put aside their differences and work on the bigger issue at hand. While each of the countries may not necessarily gain anything from the combined efforts to slow global warming, they acknowledged that it is best for them to do so.

Senate Reinstates Obama-Era Controls on Climate-Warming Methane
The article I chose this week focuses on the reinstatement of an Obama-era policy that put controls on methane leaks, a policy that was undone by the Trump administration. In 2016 this policy was first introduced to impose federal limits on methane leaks from oil and gas wells (Davenport, 2021). Under this rule, companies would be required to monitor, plug and control leaks from methane drilling sites. According to this article, methane stays in the atmosphere for a shorter time than carbon dioxide, but it traps 80 times more heat during that time (Davenport, 2021). Major oil and gas companies have even come out to support this policy and had previously urged President Trump to refrain from dissolving the policy.
The Biden administration has placed climate change at the top of their agenda, and the reinstatement of this policy marks the first step by the administration to uphold that promise. This relates directly to this weeks module by dealing with environmental ethics and shows the importance of passing policies and regulations that benefit the environment for future generations. It is our duty as humans to protect the only place that we call home.
